BRIEF DESCRIPTION

Scope of Work for Expansion/Upgrades to Design/Apogee® Building Automation Systems

This project involves expanding and upgrading existing proprietary Desigo/Apogee® Building Automation systems to support the Utility Monitoring and Control Systems (UMCS) program. The goal is to enhance the current systems’ functionality, efficiency, and integration to provide better monitoring, control, and management of utility resources across the facility.

Scope of Work:

  1. System Assessment and Planning:

    • Conduct a comprehensive assessment of the existing Design/Apogee® Building Automation systems to identify areas for improvement and integration.
    • Develop a detailed upgrade and expansion plan that aligns with the objectives of the UMCS program and addresses the facility’s specific needs.
  2. Hardware Upgrades:

    • Install new and upgraded hardware components, including sensors, controllers, and actuators, to enhance system capabilities and reliability.
    • Replace outdated or malfunctioning hardware to ensure compatibility with the latest Design/Apogee® technologies.
  3. Software Enhancements:

    • Upgrade system software to the latest version to leverage new features, improved performance, and enhanced security.
    • Implement advanced software modules for better data analytics, reporting, and control functionalities.
  4. Integration with UMCS:

    • Ensure seamless integration of the upgraded Design/Apogee® systems with the UMCS program to facilitate centralized monitoring and control of utility systems.
    • Develop and implement communication protocols and interfaces to enable data exchange between the building automation systems and the UMCS platform.
  1. System Configuration and Optimization:

    • Configure the upgraded systems to optimize performance and ensure they meet the facility’s operational requirements.
    • Fine-tune system settings and parameters to enhance energy efficiency, reduce operational costs, and improve overall building performance.
  2. Testing and Commissioning:

    • Conduct thorough testing of all upgraded components and systems to verify proper functionality and integration.
    • Perform commissioning activities to ensure the systems operate as intended and meet all performance criteria.
  3. Training and Documentation:

    • Provide comprehensive training for facility staff on the upgraded systems’ operation, maintenance, and troubleshooting.
    • Develop and deliver detailed documentation, including system manuals, user guides, and maintenance schedules.
  4. Ongoing Support and Maintenance:

    • Establish a maintenance plan to ensure the continued reliability and performance of the upgraded systems.
    • Provide ongoing technical support to address issues and implement further improvements as needed.
  5. Compliance and Standards:

    • Ensure all upgrades and expansions comply with relevant industry standards, codes, and regulations.
    • Conduct regular audits and inspections to maintain compliance and identify opportunities for further enhancement.
  6. Project Management:

    • Coordinate with all stakeholders, including facility managers, UMCS program representatives, and contractors, to ensure smooth project execution.
    • Develop and maintain a detailed project schedule to track progress and ensure timely completion of all project phases.

Upon completion, the upgraded Design/Apogee® Building Automation systems will provide enhanced monitoring, control, and management capabilities, supporting the overall goals of the UMCS program and contributing to a more efficient and sustainable facility.

Construction Quality Control Manager (CQCM) Scope of Work

  1. Daily QC Management: Oversee daily quality control tasks to ensure project compliance.
  2. Documentation and Inspection: Review and manage project documentation and inspections.
  3. Team Coordination: Collaborate with Project Managers, Superintendents, and external personnel.
  4. Submittal Log Maintenance: Create and update project submittal logs and QC reports.
  5. Review Shop Drawings: Ensure shop drawings and submittals meet project specifications.
  6. Lead QC Meetings: Chair and document weekly quality control meetings.
  7. Daily QC Reporting: Provide reports on conforming and non-conforming activities.
  8. Pre-Construction Meetings: Conduct preparatory meetings to set quality standards.
  9. Material Verification: Verify all materials meet approved standards and are correctly handled.
  10. Testing and Commissioning: Coordinate testing and commissioning of building systems.
  11. As-Built Drawings: Maintain daily updates to “as-built” drawings.
  12. Project Closeout Documents: Compile O&M manuals, as-builts, and warranties for project closeout.
  13. Quality and Safety Enforcement: Halt work to resolve any safety or quality issues.
